By accessing the site or making a reservation, you agree to be bound by these Terms and our Privacy Policy.
Eligibility and Guest Requirements

You must be at least 18 years old to make a reservation and check in.
Reservations, Rates, and Payment

Rates: Room rates are per room, per night, and do not include applicable taxes, fees, or charges unless otherwise stated.

Reservations can be made through our third-party booking sites, Airbnb and Booking.com.

Best Efforts: Specific room types and preferences are subject to availability. We may offer comparable accommodations if your selected room is unavailable.
Cancellation, Changes, and No‑Show
Cancelations may vary based on which site you reserved your suite.

Airbnb reservations must be cancelled 5 days before check-in.

Booking.com reservations must be cancelled 7 days before check in.
Flexible Rate: Reservations may be canceled or modified without charge up to [X days/hours] before 3:00 pm local time on the arrival date.

Late Cancellation/No‑Show: If you cancel after the deadline or do not arrive, we may charge a fee equal to [first night/full stay/percentage], plus taxes.

Non‑Refundable/Advance Purchase: These rates are prepaid and non‑refundable. No changes or refunds for cancellations, early departures, or no‑shows.

Check‑In, Check‑Out, and Early/Late Arrivals

Check‑In: From 3:00p.m. Early check‑in is subject to availability and must be discussed beforehand.

Check‑Out: By 10:00a.m. Late check‑out is subject to availability and must be discussed beforehand. We request that lights be turned off and the door locked during your exit.
House Rules

Smoking: Non‑smoking property. A cleaning fee will apply for violations.

Pets/Service Animals: Pets are not permitted.

Noise and Conduct: There are no quiet hours.

Occupancy Limits: Maximum occupancy per room varies by Suite and should be adhered to. Unregistered guests may be refused and/or charged.

Events and Photography: Prior approval is required for commercial photography, filming, or events.
Events and Gatherings
The Guest shall not host events, parties, celebrations, or meetings at the Property without the Owner’s prior written consent. Any breach of this clause may result in immediate termination of the stay without refund.
Access to Property
The Guest agrees to allow the Owner or the Owner’s authorized representatives reasonable access to the Property upon reasonable notice for inspection, maintenance, or repair. In emergencies, or where urgent issues arise and the Guest cannot be contacted, the Owner may enter the Property without prior notice.
Damage, Incidentals, and Security Deposit

You are responsible for any damage, missing items, excessive cleaning, or misuse of the room or facilities caused by you or your guests.

We may place a hold or charge to cover incidentals and damages. Itemized charges will be provided upon request.
Personal Property and Valuables

We are not liable for loss, theft, or damage to cash, jewelry, or other valuables unless deposited in hotel safes where required by law and subject to statutory limits.

Use in‑room safes and keep doors and windows secured. Report losses immediately.
Internet and Acceptable Use

Wi‑Fi is provided “as is” for lawful, personal use. We do not guarantee continuous availability, speed, or security.

You agree not to use the network to infringe intellectual property, distribute malware, or engage in unlawful activities.
Intellectual Property

All content on the Site (text, images, logos, designs, and software) is owned by or licensed to us and protected by intellectual property laws.

You may not copy, reproduce, distribute, or create derivative works without our prior written consent, except for personal, non‑commercial use of the Site.
Privacy
Our collection and use of personal data are described in our Privacy Policy available at [link]. By using the Site or staying with us, you consent to the practices described there.
Errors, Availability, and Accuracy
We aim to ensure information is accurate but may contain errors, omissions, or outdated details. We reserve the right to correct errors, change or update information, and modify or cancel reservations if a material error affects your booking (with a refund if applicable).

The Site, rooms, and services are provided “as is” and “as available” to the fullest extent permitted by law. We disclaim all warranties, express or implied, including fitness for a particular purpose and non‑infringement.

Release and Liability Waiver
To the fullest extent permitted by law, the Guest waives, releases, and agrees to hold harmless the Owner from any liability, loss, damage, injury, or claim arising from or related to the Guest’s stay at the Property, including but not limited to accidents, personal injury, or loss of personal belongings. The Guest is solely responsible for safeguarding their valuables at all times.
Force Majeure
We are not responsible for failure or delay in performing our obligations due to events beyond our reasonable control, including natural disasters, government actions, pandemics, labor disputes, utility failures, or other emergencies.
Compliance and Guest Safety

Guests must comply with all applicable laws, health and safety regulations, and policies. We may refuse service or evict any person for illegal behavior, threats, or violations of these Terms.

The Guest shall behave in a respectful manner at all times and shall not cause disturbance, nuisance, or inconvenience to neighboring residents or property owners. Any breach of this obligation may result in immediate termination of the stay without refund

Pet(s) - there is a cat and a dog that live on the property with the property manager.

Stairs - There are suite options on the first and second floor, but in order to access the laundry area guests must use stairs.
Right to Refuse Entry or Terminate Stay
The Owner reserves the right to refuse entry or require the Guest to vacate the Property if the Owner reasonably believes that the Guest or any person invited by the Guest is engaging in illegal behavior, causing or likely to cause damage, or breaching these Terms & Conditions. In such circumstances, no refund shall be due, and the Owner shall have no obligation to provide alternative accommodation.
Use of Property
The Property shall be used solely for residential purposes. The Guest shall not use the Property for any illegal or commercial purpose, including but not limited to subletting, assigning, or allowing occupancy by persons exceeding the maximum permitted number unless previously agreed in writing by the Owner.
Alterations
The Guest shall not make any alterations, modifications, or changes to the Property without prior written approval from the Owner.
Children Policy
The Gilded Lady is not suitable for children ages 2-12 and infants ages 0-2.
Changes to These Terms
We may update these Terms from time to time. The updated Terms will be posted on this page with a new “Last updated” date. Continued use of the Site or services constitutes acceptance.
Additional Policies
Additional policies relating to rates and fees, check-in and check-out times, cancellations, minimum stay, smoking, pets, maximum occupancy, children and age requirements, security deposits, and other house rules shall be governed by the House Rules and/or Reservation Policies provided separately by the Owner and form an integral part of this Agreement.
Anti-Discrimination Policy Statement
The Gilded Lady is committed to providing a work environment free from discrimination, harassment, and intimidation. We strictly prohibit discrimination based on color, race, religion, sex, sexual orientation, gender identity, nationality, age, disability, veteran status, or any other legally protected characteristic.
Amendments
Any modification or addition to this Agreement, House Rules, or Reservation Policies shall be valid only if made in writing and signed by all parties.
Notices
Any notice sent by registered post to the address specified by either party shall be deemed received ninety-six (96) hours after dispatch.
Entire Agreement
This Agreement, together with the House Rules and Reservation Policies, constitutes the entire agreement between the parties and supersedes all prior discussions, representations, or understandings.
